New Build Driveway Installation Questions
Every question we get asked about new build driveway installation, answered straight.
Questions
Problems & Symptoms
Will the surface crack, sink, or go patchy later?
A correctly prepared sub-base is the main safeguard against cracking and sinking. Resin bound surfacing laid on a compacted, well-drained base performs consistently over time. Patchy colour is usually caused by UV-unstable resin; specifying a UV-stable binder prevents this.
What is the main risk with a new driveway installation?
The biggest risk is an inadequate sub-base. New build ground is often made up of disturbed fill that settles after construction, and a thin or poorly compacted base leads to movement and surface failure. A thorough site assessment before work starts is the most effective way to avoid this.
What if the ground under my new build is not stable enough for a resin driveway?
Unstable ground is addressed at sub-base stage by excavating deeper and laying a thicker compacted MOT Type 1 layer, sometimes with geotextile membrane beneath it. The site assessment identifies instability before quoting, so the correct base specification is built into the price from the start.
Questions
Cost & Pricing
How much does a new driveway installation cost?
Most new build driveway installations come in at £3,000-£6,000, varying with plot size, sub-base depth and drainage requirements. Excavation, sub-base, drainage and resin bound finish are quoted as separate line items so you can see where the cost sits.
What affects the cost if you open the ground and find extra work is needed?
Unstable fill, buried rubble or poor drainage are the most common discoveries that add cost. Because excavation and sub-base are quoted as separate line items, any additional depth or material is priced transparently rather than absorbed into a single figure. The site assessment reduces surprises before work starts.
Questions
Is It Right for You?
Will a resin driveway work on a new build plot, or does the ground need extra preparation first?
It will work, but new build ground nearly always needs preparation first. Freshly disturbed soil settles unevenly, so a compacted MOT Type 1 sub-base is essential before any resin bound finish goes down. A local specialist will assess the ground condition before quoting.
Will the driveway suit the size and shape of my frontage?
Yes. Resin bound surfacing is poured and trowelled, so it follows curves, tapers and irregular boundaries without cutting or jointing. A site assessment confirms the exact dimensions and any level changes before work begins.
Can you fit the driveway so there is enough space for parking and turning?
Yes. The layout is planned during the site assessment, taking account of vehicle size, turning circles and any dropped kerb position. Edge restraints and levels are set at groundworks stage to define the usable area accurately.
Will the finished driveway look right with a new build home?
Resin bound aggregate comes in a wide range of stone colours and blends, so the finish can be matched to brick, render or cladding tones. The smooth, seamless surface suits contemporary new build elevations without looking out of place alongside traditional materials.
Is permeable paving the better option for a new-build home here?
Resin bound surfacing is itself a form of permeable paving, so the two are not mutually exclusive. If your plot has specific surface water management conditions, a fully permeable resin bound finish will satisfy them without a separate soakaway in most cases. See our permeable paving installation page for more detail.
Questions
Comparing Your Options
Is a resin driveway better than gravel or basic paving for a new build?
Resin bound surfacing stays in place, unlike loose gravel that scatters onto the road. It is also smoother and easier to maintain than block paving, with no individual units to sink or rock. The permeable finish meets current drainage requirements without additional soakaways in most cases.
Should I install the driveway now, or can I leave it until later?
Installing early is better. Leaving bare ground or temporary hardcore means mud, erosion and repeated remedial work. Ground that is trafficked without a proper surface also compacts unevenly, which can increase sub-base costs when you do eventually install. Getting it done once, correctly, is cheaper overall.
Will a new driveway add value to my house?
A well-finished driveway improves kerb appeal and is consistently cited by estate agents as a factor in buyer decisions. On a new build, it also removes the cost and disruption a future buyer would otherwise face, which can support the asking price.
What type of driveway adds the most value?
Resin bound and block paving surfaces are generally regarded as the highest-value finishes for residential driveways. Resin bound has the advantage of a seamless, low-maintenance surface that also meets permeable paving requirements, which matters increasingly to buyers and planners alike.
Questions
How It Works
How do you make sure the driveway drains properly and does not cause water problems?
Resin bound aggregate is porous, letting water pass through the surface and into a prepared sub-base below. The installer sets falls and edge details during groundworks so water moves away from the house and does not pool. Drainage is quoted as a separate line item so you can see exactly what is planned.
How long does a new driveway installation usually take?
Most residential new build driveways take two to four days from excavation to finished resin surface. Larger plots or those needing deeper sub-base work take longer. The resin bound finish itself cures within 24 hours of laying under normal conditions.
Will the work block access to my home for long?
Full access is typically restricted for two to four days while groundworks and surfacing are completed. The installer will agree a programme with you beforehand so you can arrange alternative parking. Pedestrian access to the front door is usually maintained throughout.
How messy is the installation, and what clean-up is included?
Excavation produces the most disruption, with spoil removed from site as part of the groundworks phase. Resin bound laying is relatively clean once the base is in. Edging, kerb lines and surrounding surfaces are cleaned down before the installer leaves.
What happens to the levels and edges when the driveway is built?
Levels are set during sub-base installation to create the correct falls for drainage and a flush threshold at the property entrance. Edge restraints, typically aluminium or concrete kerbing, are fixed before the resin is poured to hold the surface and define the boundary cleanly.
Can a new-build driveway be planned around wet-weather installation?
Groundworks can proceed in most weather, but resin bound surfacing must be laid in dry conditions above 5 degrees Celsius. Installers schedule the resin pour around the forecast and can complete sub-base work first, then return for the surface when conditions are suitable.
Do new-build homes on clay-heavy ground need extra base preparation?
Yes. Clay retains water and moves with moisture changes, which causes surface failure if not addressed. On clay ground, excavation goes deeper, a geotextile membrane is laid to separate clay from aggregate, and the MOT Type 1 sub-base is compacted in layers to create a stable, free-draining foundation.
Do I need planning permission for a new driveway on a new build?
Not if the surface is permeable. Permitted development rules require front driveways to use a permeable surface or direct runoff to a lawn or border. A resin bound finish is permeable and meets that requirement. If a new access point onto the highway is needed, separate consent from Cambridgeshire County Council is required for the dropped kerb.
What width does a new build driveway need to be?
A single parking space requires a minimum of 2.4 metres clear width. Two cars side by side need at least 4.8 metres. The site survey confirms usable width against the actual frontage, accounting for any boundary walls, fences, or planting that reduce the available space.
What happens if I delay installing the driveway after moving in?
Bare soil or rough gravel compacts unevenly with foot and vehicle traffic, making the formation layer harder to grade correctly later. Drainage problems can also develop before the surface is in place, and standing water can undermine the ground you are relying on for sub-base stability.
Can a resin driveway be installed directly on a new build plot?
Yes, provided the ground preparation, sub-base depth, and drainage falls are specified correctly for the conditions found on site. The site survey establishes what is needed before any quote is given.
What is included in the quote?
Excavation, MOT Type 1 sub-base, drainage channels, edge restraints, and the resin bound aggregate surface are quoted as separate line items. Nothing is bundled into a single figure, so you can see what each stage of the installation costs.
Will the driveway add value to the property?
Off-street parking is a practical asset, particularly in Cambridge where on-street space is limited. A finished, permeable resin bound surface also improves kerb appeal compared with bare soil or loose gravel, which is the condition most new build plots are handed over in.
Questions
Guarantees & Peace of Mind
Do I need planning permission for a new resin driveway on a new build home?
Usually not, provided the surface is permeable and water drains to a lawn or border rather than the road. Resin bound surfacing is permeable by design, so it typically falls within permitted development rights. If your plot has specific planning conditions attached, check with your local authority before work starts.
Do I need building regulations approval for a new driveway?
Building regulations do not generally apply to a standard residential driveway. However, if the work involves altering a drainage system or creating a new vehicle access onto a public road, you may need to notify the local highway authority. Your installer can advise on what applies to your specific plot.
